04 · How it Works
From First Contact to First Income
Our process is designed so that the owner delegates without uncertainty. Every step has a deliverable, a responsible person and a deadline.
Day 1–3

Initial property audit
We visit the property and complete the full technical file: condition, inventory, legal documentation, income potential and improvement needs. The owner receives a report in their language within 48 hours.
Day 3–10

Legal registration and operational setup
SES.HOSPEDAJES registration, management contract signing, and RGPD compliance for owner and guests. The property is ready to operate with all legal obligations covered.
Day 10–20

Property preparation and platform launch
Professional photo session, AIDA-structured descriptions in 4 languages, seasonal pricing setup on Airbnb and Booking, and activation of the availability calendar.
OnGoing operations

Active management of every stay
Booking confirmations, pre-stay communication, cleaning and check-in coordination, guest support during the stay, verified check-out and photo report to the owner. Zero manual effort on your part.
05 · What Management Includes
Every Service, in Detail
There are no generic services at MP. Every action has a protocol, a responsible person and a documented record.
Changeover clean
Full clean between guests. 2–4 hour window. Includes disinfection, linen change, consumable restock and inventory verification.
Key and access management
We coordinate in-person or key-safe check-in and check-out. We deliver access instructions in the guest's language with sufficient notice to avoid issues.
Maintenance coordination
We manage breakdowns with approved suppliers. Quote approved by the owner before work begins. Documented record of every intervention with invoice and photo.
SES.HOSPEDAJES registration
Mandatory real-time guest data reporting to the Ministry of the Interior (RD 933/2021). We manage registration, daily operations and archiving of all guest records.
Monthly owner report
Monthly summary with: bookings for the period, income generated, occupancy, deducted expenses, property condition and upcoming key dates. In the owner's language.
Multilingual guest support
We respond to guests in Spanish, English, German and Polish. Incident resolution within 2 hours during the stay. The owner has no involvement in any operational communication.
Strategic property photography
Initial photo session with specific briefing by property type and target audience. Mandatory, strategic and lifestyle photos. Optimised for Airbnb, Booking and Instagram.
Seasonal price optimisation
Differentiated pricing for high season (July–August), mid season (May, June, September) and low season (October–April). Adjusted for local events: golf, Easter, festivals and Nordic winter long stays.
